  2. Prepare Your Home To Sell

Go over your property and identify how to get your house ready to sell, including the repairs and improvements needed. Your Realtor will help you with home improvement ideas. Consider staging your home to make it more appealing to buyers.

  3. Price Your Home Correctly

Your REALTOR® will conduct a comprehensive market analysis (CMA) to determine the right selling price for your home. The CMA will take into account the prices of recently-sold homes in your neighborhood, market conditions, and the desirability of your home.

  4. Market Your Home

Your agent will work with you to devise a marketing plan that will attract the most qualified buyers. Marketing techniques can include:

    • Listing the property on the MLS and other real estate websites
    • Using professional photos and videos of your home in your listing and other marketing materials
    • Sending out mailers, brochures, and promotional emails
    • Advertising on social media
    • Using your agent’s network in spreading word about your home
  5. Receive and Review Offers

Your agent will help you review the offers you receive, including the bid prices, contingencies, and sweeteners. The agent will also negotiate with buyers on your behalf.

  6. Sign a Sales Contract and Go to Escrow

When you find the right offer, you and the buyer will sign a sales agreement and the process goes to escrow. Work on fulfilling all agreed contingencies with the buyer. At this stage, the buyer does most of the work as they finalize the financing for the home.

  7. Close The Sale

If everything is in order, the buyer’s lender releases the funds to you and escrow is closed. Sign all the necessary paperwork to close the sale. The deed or the transfer of title is recorded in your municipality, and the keys to the home are turned over to the buyer.
